What is allowed in the Interim "McMansion" Regulations

If you are BUILDING A NEW HOME after the previous house was demolished or removed, the new house is limited by the GREATEST of:

GROSS FLOOR AREA = 40% of LOT SIZE

GROSS FLOOR AREA = 2,500 Sq. Ft.

GROSS FLOOR AREA = 20% greater than previous floor area

If you are ADDING to an EXISTING HOME, the final configuration is limited by the GREATEST of:

GROSS FLOOR AREA = 40% of LOT SIZE

GROSS FLOOR AREA = 2,500 Sq. Ft.

GROSS FLOOR AREA = previous floor area + 1,000 Sq.Ft., for applicants with Homestead Exemptions

Notes:

(1) Applies only to single-family houses in subdivisions whose (a) plats were approved prior to March 7, 1974, or (b) in tracts that are not required to be subdivided.

(2) Gross Floor Area does not include open or screened porches, or garages.

(3) These regulations are in addition to existing regulations on impervious coverage, setbacks and height limits.
